What stands out
Foreclosure filings lead. About 13 of every 100 owners with a foreclosure filed sold off-market within a year, across 20 counties, ahead of expired listings at about 8. Florida's long court process gives investors months to reach these owners. Duval County, Jacksonville, stood out: about 19 of every 100 foreclosure owners and 8 of every 100 lien owners sold off-market within a year.
Florida sells on the MLS. Only about 27 of every 100 sales in the measured counties went off-market, one of the lowest shares we saw. The off-market pond is smaller here, so the list matters more.

How Florida forecloses
Florida forecloses through the courts. The lender files a lawsuit and records a lis pendens, and a judge has to enter a judgment before the clerk sells the house, which often takes a year or more. That sets how long a pre-foreclosure owner has, and how long you should keep writing. What the filing is called, state by state. This is general information, not legal advice.
