Easiest wholesaling software for beginners

By Josh MillerUpdated 5 min read
The short answer

The easiest start is one list tool and one simple CRM: a list platform like PropStream or DealMachine from $99 a month, plus a CRM with a free or low-cost plan, like CarrotCRM's free plan or REI BlackBook from $149 a month. Skip dialers, dispo platforms and custom builds like Podio until you've closed a deal and know what you actually need.

Beginners usually buy too much software. A stack of five tools at $500 to $1,000 a month, before a single seller has called, is the most common way new wholesalers run out of money. Here's the short version.

What you actually need for a first deal

  1. A list of owners likely to sell.
  2. A way to reach them: mail, calls, or both.
  3. Somewhere to track every seller and every follow-up.

What to skip until your first deal

  • A standalone dialer. Learn to talk to sellers on a regular phone first.
  • Disposition software. Your first buyers come from your own list and local investors. When dispo tools pay.
  • Podio or custom builds. You don't know your process yet.
  • "AI" lead scoring add-ons. Start with lists that sell on their own.

The list matters more than the software

The easiest software in the world can't help a beginner who's mailing owners who aren't selling. In the county records, owners with an expired listing or a foreclosure filed sold off-market at 12 to 13 of every 100 within a year, and free and clear owners at about 1.5. Pick the list first. Which lists sell.

Questions investors ask

What is the easiest wholesaling software for beginners?

A list platform plus a simple CRM. PropStream or DealMachine from $99 a month for lists, and CarrotCRM (free for one user) or REI BlackBook (from $149) to track sellers.

How much should a beginner spend on wholesaling software?

As little as you can and still reach owners: often $99 to $250 a month for tools. Most beginners overspend on software and underspend on reaching sellers.

Do beginners need a dialer?

Only if you plan to cold call a lot. If sellers come from mail or a website, a phone and a CRM are enough at first.

Is Podio good for beginners?

Usually not. Podio is a build-your-own system that takes setup and upkeep. Start with a ready-made CRM.
