Best CRM for Real Estate Wholesalers in 2026

By Josh MillerUpdated 8 min read
The short answer

If you work alone and make your own calls, REsimpli or REI BlackBook fits most wholesalers: each puts the dialer, texting and deal pipeline in one login, from $149 a month for REI BlackBook and $249 a month billed yearly for REsimpli. If you don't cold call, CarrotCRM (which InvestorFuse became) handles follow-up from $69 a month, and teams with callers and a dispo person should look at REsimpli's Team plan, FreedomSoft or Left Main.

GoForClose isn't a CRM, and we don't sell one. Our clients keep whichever CRM they already run, and the sellers our mail brings in land there. So here is each one in plain words: who it fits, what it does for a wholesaler, what it costs and what to watch for.

Two questions decide it

Do you make your own calls? If you cold call, or call back every seller who answers your mail, you want the dialer inside the CRM. Then the call, the notes and the next follow-up all land on the same seller record, and nothing gets copied between tabs. REsimpli, REI BlackBook and FreedomSoft each list a built-in dialer on their pricing pages. If you don't dial much, a lighter follow-up CRM costs a fraction of that.

Does anyone else touch the leads? One seat is cheap almost everywhere. The price climbs with users, so a team with an acquisitions rep, a caller and a dispo person should price the plan for the seats it will actually need, then add any per-text or per-minute charges on top.

Every price below was checked on the vendor's own pricing page on October 14, 2026. Prices change, so confirm before you buy.

REsimpli: dialer, texting and mail in one login

REsimpli From $249/mo, billed yearly

Fits the solo wholesaler or small team that wants leads, calls, texts and mail in one place and is willing to pay for it.

REsimpli's pricing page says every plan gets every feature. That includes a triple-line dialer with unlimited calling minutes and texts, unlimited list stacking, direct mail, cash buyer searches for dispo, and e-signatures. The plans differ by seats: Solo is 1 user, Team is 5 and Business is 15.

Solo is $249 a month billed yearly, or $299 a month billed monthly. Team is $699 a month yearly or $899 monthly. There is a 14-day free trial.

The catch: for one person it is one of the pricier picks on this list, and the optional add-ons are billed on top. If you only need follow-up, you are paying for a dialer and mail tools you won't use.

REI BlackBook: the lower-cost all-in-one

REI BlackBook From $149/mo

Fits the solo wholesaler on a tighter budget who still wants to dial and text from the CRM.

All three plans list contact management, follow-up sequences, cold calling with a dialer, texting registered with the phone carriers, a pipeline for tracking deals, a disposition tool with buyer management, and lead websites (3 on the Solo plan).

Solo Operator is $149 a month, or $1,788 billed yearly. Team Operator is $299 a month for up to 5 users, and Executive Power Suite is $799 a month for up to 15.

The catch is the usage caps. Solo includes 25 active deals, 5 phone numbers and 500 calling minutes and texts a month, and overage is priced separately. A wholesaler who dials every day can use 500 minutes quickly, so check the overage rate before you commit.

CarrotCRM (formerly InvestorFuse): follow-up without a dialer

CarrotCRM Free, then from $69/mo

Fits the wholesaler whose sellers come in from mail, a website or ads, who needs every one of them followed up and doesn't cold call.

InvestorFuse's own pricing page now reads "InvestorFuse is now CarrotCRM," and Carrot's pricing page says InvestorFuse joined the Carrot family. The paid plans include follow-up sequences, property reports and e-signatures, and the Scale and Team plans add automatic responses to new leads.

There is a free plan for 1 user. Essential is $69 a month for 3 users, Scale is $179 for 5 and Team is $349 for 10.

The catch: Carrot's pricing page doesn't list a dialer. InvestorFuse's page points to a smrtPhone integration for calling, so if you dial, plan on paying for a phone tool too.

FreedomSoft: CRM, lists and mail from one vendor

FreedomSoft From $197/mo ($147 billed yearly)

Fits the wholesaler who wants the CRM, the lists, the mail and the website from a single vendor and a single bill.

The pricing page lists a built-in phone and a cold call dialer, two-way texting, list building for sellers and buyers, list stacking, a direct mail system, a website builder and dispositions management. The Start plan covers up to 6 users, 3 websites and 3,000 lead downloads a month.

Start is $197 a month, or $147 a month billed yearly. Grow is $297 and Scale is $797.

The catch: a lot is billed per use. Texts are 4 cents each, sent or received. Skip tracing starts at 12 cents a credit, postcards at 79 cents and letters at $1.08. The page also doesn't make clear which features change between plans, so ask before you buy.

Left Main REI: for established teams

Left Main REI From $500/mo + $3,000 setup

Fits an established team with callers, acquisitions and dispo that wants the system configured for them.

The Starter plan lists the CRM, follow-up schedules, calling and texting, mailing, dispo and transaction management, and a mobile CRM, with 5 users included.

Starter is $500 a month plus a $3,000 implementation fee. Launch is $1,200 a month and Enterprise is $2,000 a month, each with setup included.

The catch is the entry cost. The setup fee alone is more than a full year of REI BlackBook's Solo plan, so it rarely makes sense before you have a team and steady deal flow.

Podio: build your own

Podio Free, then from $11.20/user/mo

Fits the wholesaler who likes building systems, or who will pay a consultant to build one.

Podio, now sold by Progress, is a general work-management tool. You build the apps yourself (sellers, properties, buyers, deals) and wire up the workflows. The Premium plan adds 25,000 advanced workflow actions a month and email integration.

The free plan covers up to 5 users and 100 items. Plus is $11.20 per user a month and Premium is $19.20 per user a month, both billed yearly.

The catch: nothing is set up for investors when you sign up, and the pricing page lists no calling or texting. The dialer and the texting come from other tools you connect and maintain.

GoHighLevel: a general CRM you adapt

GoHighLevel From $97/mo

Fits the wholesaler who already runs a website, forms and texting in GoHighLevel and wants the seller pipeline in the same place.

The pricing page lists CRM and pipelines, email and text marketing, and inbound and outbound calling, with unlimited contacts and users.

Starter is $97 a month and Unlimited is $297 a month.

The catch: calls, texts and emails are billed by use on top of the plan, and the plans are built around marketing agencies, priced by sub-account. The wholesaling pipeline, the property fields and the buyer list are yours to set up.

A CRM can only follow up on the leads you put in it

Every tool above is a place to keep sellers and a way to call them back. None of them decides which owners in your county are worth a letter or a call in the first place, and that choice moves your deal count more than the software does.

In Harris County, Texas, about 15 of every 100 owners whose listing expired or was cancelled sold off-market within 12 months of the filing. On a list of owners with a judgment against them, in the same county and the same 12 months, about 1.5 of every 100 sold, close to a house picked at random. The same CRM follows up on both lists. Only one of them was worth the postage. The full tables are in which motivated seller lists actually sell, and the free county read shows which lists sold in your county, from the county's own records.

For the rest of the stack (list tools, skip tracing and driving-for-dollars apps), see the wholesaling software roundup and PropStream vs DealMachine. If you text sellers from your CRM, read the text blasting guide first; cold texts to owners who never opted in carry real legal risk.

Where GoForClose fits

This is our part, so read it knowing who wrote it. GoForClose is a done-for-you direct mail service. Every week we pull your county's new filings from the county's own records, rank the owners against what actually sold there, and mail the ones worth a stamp. The sellers call you, and you log them in whichever CRM you already use.

It's $298 a month for your county, and mail is 70 cents a piece, all in. The honest window before a first deal is 60 to 90 days, and we don't promise deals. The compare page says plainly who we're not a fit for.

Where these numbers come from

Every price and feature above is taken from the vendor's own pricing page on October 14, 2026: REsimpli, REI BlackBook, CarrotCRM, InvestorFuse, FreedomSoft, Left Main REI, Podio, GoHighLevel. If a page changes, the vendor's page wins.

Questions investors ask

What is the best CRM for real estate wholesalers?

It depends on whether you dial and whether you work alone. Solo wholesalers who make their own calls usually fit REsimpli (from $249 a month billed yearly) or REI BlackBook (from $149 a month), since both include a dialer, texting and a deal pipeline. If you don't cold call, CarrotCRM handles follow-up from $69 a month. Prices checked October 14, 2026.

Do I need a CRM to wholesale real estate?

Once you have more than a handful of sellers in follow-up, yes. Sellers rarely say yes on the first call, and a spreadsheet doesn't remind you to call back. A free plan, like CarrotCRM's or Podio's, is enough to start.

What is the cheapest CRM for wholesalers?

CarrotCRM has a free plan for 1 user, and Podio is free for up to 5 users and 100 items. Of the investor CRMs with a built-in dialer, REI BlackBook's Solo plan was the lowest entry price we found, at $149 a month on October 14, 2026.

Which wholesale CRMs have a built-in dialer?

REsimpli, REI BlackBook and FreedomSoft each list a built-in dialer on their pricing pages, and Left Main includes calling in its Starter plan. GoHighLevel includes calling billed by use. CarrotCRM and Podio don't list one; you connect a separate phone tool.

Can I use GoHighLevel or Podio as a wholesaling CRM?

Yes, if you're willing to build it. Both are general tools, so the seller pipeline, property fields and buyer list are yours to set up. They cost less to start, from $97 a month for GoHighLevel and free for Podio, but the setup time is real.

Is GoForClose a CRM?

No. GoForClose is a done-for-you direct mail service. We pull your county's records, mail the owners worth a letter, and the sellers call you. You keep whichever CRM you already use.
