How much does direct mail cost per piece in 2026?
For real estate investors, a postcard costs about 55 to 78 cents a piece all in and a letter about 79 cents to $1.33, printing and postage included, from the vendor prices we checked on October 14, 2026. Postage alone is 45 to 65 cents for a First-Class postcard and 62 to 82 cents for a First-Class letter since USPS raised prices on July 12, 2026.
Mail 5,000 postcards this month and, depending on who prints them, you'll spend somewhere between about $2,750 and $3,900. Mail 5,000 letters and it's about $3,950 to $6,650.
That spread is mostly the vendor, not the post office. Here's what postage costs right now, what investor mail houses charge all in, and the number that matters more than either of them.
Postage alone, since July 12, 2026
USPS raised mailing prices on July 12, 2026. The Forever stamp went from 78 to 82 cents and the single postcard stamp from 61 to 65 cents, about a 4.8% increase across mailing services. These are the prices on the current USPS price list.

The difference between First-Class and Marketing Mail is more than price. First-Class is faster and comes with forwarding and returned mail. Marketing Mail is slower, and it only forwards or comes back if you pay for that. For a list of owners in trouble, many of whom are moving, a bad address you never hear about is a cost too.
What investor mail costs all in
Most investors don't buy postage. They pay a mail house or their list tool a price per piece that covers printing and postage. These are the published prices we found on each company's own pricing page on October 14, 2026.
| Who prints it | 4x6 postcard | Letter | What the page says |
|---|---|---|---|
| BatchLeads | $0.55 to $0.58 | $0.79 to $0.81 | Printing and postage included |
| PropStream | from $0.57 | not listed | Postage not spelled out |
| PropertyRadar | $0.60 to $0.66 | not listed | First-Class with tracking |
| DealMachine | $0.70 to $0.75 | not listed | Postage not stated |
| Click2Mail (500 pieces) | $0.78 | $1.33 | First-Class, print and postage itemized |
| GoForClose | $0.70 a piece, we mail it for you | Printing and postage included | |
Click2Mail letter is an 8.5x11 letter, First-Class, at 500 pieces; it drops to about $1.15 at 10,000. Handwritten-card services run $1.19 to $3.75 a card before postage.
A postcard priced under 60 cents is almost certainly presorted, and some low prices may use Marketing Mail. If the page doesn't say which, ask, and ask what happens to the mail that can't be delivered.
Our 70 cents is what a piece costs us, about 65 cents, plus a 5-cent markup we publish. That's on the pricing page too.
Will it go up again?
Maybe, but probably not by much before July 2027. In July 2026, USPS asked to move its yearly increase from July to January and forecast about 4.5% for January 2027. On August 21, 2026, the Postal Regulatory Commission denied that request, which leaves USPS only a smaller, inflation-based increase it could take in January. When we checked on October 14, no January 2027 price filing had been posted.
Postage has gone up every July for the last two years: 73 to 78 cents for a stamp in July 2025, 78 to 82 cents in July 2026. Budget for it.
The number that matters more than the piece price
Here's the part every price list leaves out. Five cents a piece between two vendors is $250 on 5,000 pieces. Mailing the wrong list costs far more than that.
Mail 5,000 free and clear owners and, across the 2,170 counties we measured, about 75 of them sell their house off-market in the next 12 months. Mail 5,000 owners whose listing just expired and, across 492 counties, it's closer to 600. Same postage, same printing. The list decided what that $3,500 bought.
So once you know the per-piece price, the real questions are how many pieces your market needs, and which owners deserve them. Here's how each list sold. And the free calculator below takes your profit per deal and your piece price and gives you a floor and a ceiling for your monthly mail budget.
Questions investors ask
How much does it cost to mail a postcard in 2026?
A single postcard stamp is 65 cents. Mailers who presort First-Class postcards pay 45.3 to 50.1 cents. Those are the USPS prices in effect since July 12, 2026.
How much does a Forever stamp cost?
82 cents, since July 12, 2026. It was 78 cents before that.
Is a letter or a postcard cheaper to mail?
A postcard. A presorted First-Class postcard runs 45.3 to 50.1 cents in postage, against 62.1 to 70.7 cents for a presorted First-Class letter. Letters also cost more to print and stuff.
What is the cheapest way to send direct mail?
USPS Marketing Mail. Saturation letters, the rate Every Door Direct Mail letters pay, are 25.5 cents. The catch: Marketing Mail is slower, and every-door mail goes to every address on a route, not just the owners you picked.
Will postage go up again in January 2027?
Possibly, but not by as much as USPS wanted. USPS asked to move its yearly increase to January, and regulators denied that request on August 21, 2026, leaving only a smaller inflation-based increase available before July 2027. No January 2027 filing had been posted when we checked on October 14, 2026.
