Best dialer for real estate investors
If you already use an investor CRM with a built-in dialer, like REsimpli or REI BlackBook, start there; if you need a standalone multi-line dialer, BatchDialer publishes $95 to $199 an agent a month on yearly billing, checked October 20, 2026. Pick on lines per agent, how it handles caller ID and spam flags, and how it logs calls to your seller records, then follow the federal and state calling rules.
A dialer decides how many conversations a caller can have in an hour. For investors who cold call, it's the most important tool after the list. Here's how to pick one, what they cost, and the rules that come with them.
First: does your CRM already have one?
REsimpli lists a three-line dialer on every plan, from $249 a month billed yearly, and REI BlackBook includes dialing from $149 a month. If you're already on one of them, try its dialer before you buy another tool: calls log straight to the seller record, with no copying between tabs. Best CRM for wholesalers.
Standalone dialers
| Dialer | Price | Notes |
|---|---|---|
| BatchDialer | $95, $151 or $199 billed yearly | 3 to 5 lines per agent; 10 to 100 phone numbers included |
| Mojo Dialer | Reported about $89 single-line to $139 three-line, plus add-ons | Priced a la carte |
| ReadyMode | Reported from about $199 | Built for call teams |
| CallTools | Not published; quoted by sales | Built for call teams |
What to compare
- Lines per agent. More lines means more conversations per hour, and more dropped calls if no one's free when an owner answers.
- Caller ID and spam flags. Carriers label numbers that make lots of short calls. Ask how the dialer rotates and registers numbers.
- Logging to your CRM. Every call, note and follow-up on the seller record.
- Recording and coaching, if you have callers.
The calling rules
- Do Not Call. Scrub against the national registry and your state's list.
- Prerecorded and artificial-voice calls to cell phones need prior consent under the federal TCPA. In 2021 the Supreme Court narrowed what counts as an "autodialer," but prerecorded messages weren't part of that change.
- State laws. Florida, Oklahoma and others have their own telemarketing rules, some stricter than federal law. Check yours. This is not legal advice.
A dialer can't fix the list
A faster dialer reaches more of whoever's on your list. If it's owners who aren't selling, you just hear "no" faster. Owners with a recent filing sold off-market at 12 to 13 of every 100 within a year in the county records; free and clear owners at about 1.5. Work out your cost per deal before you add seats.
Questions investors ask

The one built into the CRM you already use, if it has one, so calls log to the seller record. If you need a standalone multi-line dialer, BatchDialer publishes $95 to $199 an agent a month on yearly billing.
How much does a real estate dialer cost?
Standalone dialers run roughly $95 to $250 an agent a month depending on lines and billing, from published and reported prices in October 2026. Some investor CRMs include a dialer in their $149 to $299 plans.
Is a multi-line dialer legal?
Dialing several numbers at once is legal, but abandoned calls, prerecorded messages and calls to numbers on Do Not Call lists carry federal and state rules. Several states, Florida among them, are stricter than federal law.
Why do my calls show as spam?
Carriers flag numbers that make many short calls. Rotating numbers, registering them, and keeping call volume per number reasonable helps; many dialers manage this for you.
