How to market a wholesale deal to buyers

By Josh MillerUpdated 4 min read
The short answer

Send the deal the day you sign it to the buyers on your list who bought that kind of house in that area, with the price, address, photos, honest repairs and comps. Most deals sell to someone who bought nearby in the last year, so a short, targeted list from the deed records beats a blast to everyone.

You've got a house under contract. Now you have days, not weeks, to find a buyer. Here's how to send it so it sells.

The deal sheet

What to put on a deal sheetOne page. Buyers decide in seconds.
ItemWhy
Address and photosBuyers know their streets; photos show condition
PriceUp front, no "call for price"
Beds, baths, square feet, year builtThe basics every buyer filters on
Your repair estimate, itemizedHonest numbers build repeat buyers
After-repair compsRecent sales of fixed houses nearby
Access and closing dateSo they can act today

Who to send it to

Not everyone. The buyers who bought that kind of house in that area in the last year. A buyer who bought five 1970s ranch houses under $200,000 in this zip code will open it; one who buys new construction across town won't, and starts ignoring you. Build that list from the deed records.

How and when

  1. The day you sign. Every day it sits, someone else may hear about it.
  2. Email and text your targeted buyers first.
  3. Call your top three buyers for that area directly.
  4. Then widen: local investor groups, then a dispo platform if needed. When dispo platforms pay.

Honesty sells the next one

Buyers remember who undercounted repairs. Price it so the buyer makes their margin, show your numbers, and your next deal sells faster.

Follow the rules

Several states now require you to tell buyers in writing that you're selling a contract interest, and some regulate how you market it. Check your state.

Questions investors ask

How do I market a wholesale property?

A one-page deal sheet with price, photos, repairs and comps, sent the day you sign to buyers who bought similar houses nearby, by email and text, then follow up by phone.

What should a wholesale deal sheet include?

Address, price, beds, baths, square feet, year built, photos, your repair estimate, after-repair comps, access instructions, and the closing date.

Where can I post wholesale deals?

Your own buyers list first. Local investor groups and dispo platforms next. Check group rules and your state's wholesaling laws on marketing contracts.

How fast should I sell a wholesale deal?

Within days. Your contract has a closing date, and a deal that sits gets shopped around and goes stale.
